Trammell Crow launches mixed-use project near Allen HEB site

Trammell Crow Company’s mixed-use project around a planned HEB store in Allen is about to begin.

The first phase of the $118 million project includes 433 apartments, 102 townhomes, a hotel, a parking garage and office space, the Dallas Morning News reported. Construction is scheduled to begin in November and be completed in 2026.

The 60-acre development site at the southeast corner of Custer Road and State Highway 121 is owned by HEB, Trammell Crow and the Allen Economic Development Corporation. HEB owns 18.8 acres on which it plans to build a store, although details such as a timeline were not disclosed. The Allen EDC controls about 5 acres. Collin County tax records show the land was purchased in 2023 by TC Custer 121 Owner LP, an entity affiliated with Trammell Crow.

The new store would be HE-B’s second location in Allen. The city’s first HEB store opened last October about 6 miles from this location.

Trammell Crow wants to create a pedestrian-friendly community with a multi-level central park of 5 to 10 acres. The park will serve as the focal point of the area.

“Amenities like restaurants, the park and HEB – wherever that is – are really a gem for us,” Daniel Bowman, managing director of Allen EDC, told the outlet. “We really believe corporate offices are coming back, and cities like Allen will benefit because people want offices close to where they live. They also want dynamic, walkable locations.”

Allen is located in Collin County, north of Plano. The median household income is over $121,000, compared to the national average of $75,000. Growth in recent years has been moderate compared to the explosive population influx in other parts of Collin and Denton counties, but the population is expected to increase by more than 50 percent by 2050, according to the journal Nature Cities.
