Property developer seeks apartments and commercial space near the community center

A Glendale-based family developer is seeking its first foray into Santa Clarita construction with a mixed-use Canyon Country project and is currently applying for permits.

The site, which is intended for the construction of residential homes and some retail space, is located north of Soledad Canyon Road and west of Sierra Highway, barely 100 meters from the busy intersection.

“It’s right in front of the city’s community center (Canyon Country), which is a great location,” said George Yapundjian, a member of the family that proposed the project, adding that the property represents a great opportunity for its tenants and residents.

A total of 16 residential units are planned on a building area of ​​​​about 280 square meters, he said in a telephone interview on Wednesday, adding that they are currently still working with the city on the approval process.

The proposed project was to have three floors: the ground floor would be commercial/retail space, and the second and third floors would be residential. Two of the 16 units were to be social housing.

“We are still in the early stages of our collaboration with the city,” Yapundjian said, referring to the one-stop application submitted on July 25. The applicants are listed as Yapundjian, his father Vahe and his mother Aza.

He said he was looking forward to working on the project, adding that his father has extensive experience with commercial and residential construction projects dating back to the Pioneer Chicken days.

City officials had previously described a one-stop review request as “a preliminary design review of a plan concept” and that it was an information process that did not lead to approvals.

According to city planning manager Patrick Leclair, there is no prescribed timeline for approving a one-stop system.
